Built and run a public-records intelligence desk that turns county government data into verified property and business lists for real estate investors, acquisition teams and companies in every U.S. state. The system: software I wrote that downloads a county's certified appraisal roll, sheriff and tax-sale dockets, code-enforcement and permit registers, tax ledger and deed records; matches every parcel to its owner of record, mailing address, beds and baths, square feet, year built and the assessor's condition grade; joins the tax balance, liens, sale history, permits and open cases; computes a consistent screen on every row (estimated retail from recorded sales, repairs by condition, 70% ceiling, likely acquisition, room); and rates each property AAA to B on room, verification, motivation signals and freshness. A new county comes online in one to three days. Coverage today: every parcel in Philadelphia and Allegheny County, PA; Harris, Dallas, Tarrant and Bexar counties, TX (2.7 million parcels); New Jersey listings and sheriff sales across 21 counties; New York City lien sales; Connecticut court-ordered sales. Weekly credit and rate read for clients. Products: twenty-plus ready-made lists — sheriff and tax sales, condemned and vacant houses, code violations, absentee owners 15+ years, fire damage, poor-condition houses, vacant lots, apartments $1M+, $5M+ homes, $25M+ buildings, development land, farm and ranch, landlord portfolios, cash buyers — plus custom lists cut to a client's ZIPs, categories, beds and value, and an exclusive Top-500 county package.
